Terms of service

Last updated October 17, 2026.

These terms are between you and 770 Builders LLC, a California limited liability company (“we”), which runs the Replicasa 3D service.

The service

We scan the property you book with a LiDAR scanner and deliver what the service includes: a 3D tour, photos, condition reports (PDF), floor plans or drawings, as listed in the quote you accepted.

Prices and payment

The estimate the quote form shows is a guide, not an offer. Your price is the written quote we send; it is binding once you accept it and pay the booking payment. If the property differs materially from what you told us, we tell you before scanning and you may cancel without charge.

Jobs under $1,000 are paid in full when you book; larger jobs pay 50% to book and the rest on delivery. Travel within 25 miles of downtown Los Angeles is included; farther addresses get a per-mile fee, quoted before you pay.

Cancellation

Cancel or move free up to 24 hours before the scan. Inside 24 hours the booking payment is kept: the full price on jobs under $1,000, half on larger jobs. For a Build File, you pay for each stage visit when you book it, so a late change affects that visit only. If we cancel or cannot make a visit, we offer a new date and, if it does not suit you, refund everything you paid for that visit. If a room was locked or we could not get in, the return visit is priced as a separate short visit, quoted before we book it. If our scan missed something you booked, we come back at no charge.

Offers

Two introductory offers, each set out below.

Founding clients (architects)

Free 5-unit pilot (property managers)

Portfolio Plan

Your written plan quote sets the units covered, the monthly price per unit and the price of each extra turnover; extra turnovers are billed at that price. The plan covers a Turnover Package (move-out and after-repairs records) for up to 25% of the covered units each year. Move-in Condition Scans are quoted with the plan. The plan runs 12 months and renews only when you confirm in writing.

Your promises

You confirm you have the right to have the property scanned. For an occupied unit, you give the tenant the written notice California Civil Code 1954 requires. A Neighbor Record needs the neighbor’s written consent.

We may skip any area we judge unsafe and tell you on the day; that area is not charged.

Accuracy and limits

The scanner is rated at about ±20 mm at 10 m. Deliverables suit design, records and listings. Check critical dimensions on site. They do not show anything hidden on scan day, such as framing, pipes or wiring behind drywall, and they are not structural or MEP engineering, or a boundary or topographic map. Condition reports are records, not legal advice.

Ownership

You keep every right you have in your property and in the documents you give us. We keep the copyright in the scans, photos and drawings we make; the license below is what you get.

Using what we deliver

Once paid, you get a permanent, non-exclusive license to use, copy, edit and share the deliverables for the scanned property, including with your client, the owner, tenants, buyers, consultants, contractors, insurers, lenders, permit offices and listing services such as the MLS. Architects and designers may draw new work on our drawings. You may not resell the deliverables as a scanning or drafting service.

The 3D tour is hosted on the Realsee platform under its terms. How long the tour link stays online is stated on your quote. The PDFs, photos and drawings you download are yours to keep whatever happens to the hosted tour.

We may use a scan as a sample only with your written consent, with the address removed.

Liability

Our total liability for a job is limited to the amount you paid for it, except where the law does not allow a limit.

We are not liable for indirect or consequential losses, such as lost profit or delay, except where the law does not allow this.

The whole agreement

Your written quote and these terms are the whole agreement; if they differ, the written quote wins. How we handle personal information is set out in our privacy policy.

If a court finds part of these terms unenforceable, the rest still applies.

Law

These terms are governed by California law. Disputes go to the courts of Los Angeles County.

Changes to these terms

We may update these terms; the version on the date you accept your quote applies to that job.
